Tips for Building a Custom Home in Tri-Cities

December 18, 2025 · 1 min read · Rachel & Robbie Robertson

Building a custom home and want to anticipate hidden costs and your largest oncoming expenses?

Besides the infrastructure of the home, here are 3 pricy areas to consider when building a home;

  1. Cost of the Land.
  2. Cost of Cabinets.
  3. Cost of tile (especially the labor).

1. Land in the Tri-Cities, WA typically runs around $140k-300k, and even more if you’re looking at view or river lots. Make sure city utility hookups are nearby, or you’ll also have to fork out cash to install a well and septic tank.

2. Cabinets are crazy expensive! Try to go for floating shelving when possible and resist the urge to build everyone a desk.

3. Tile is labor intensive; typically the smaller pieces of tile can cost more in labor. Ask your showroom rep for affordable tile prices, including what the labor could cost as well. Oftentimes they can also find you a more budget-friendly tile that looks almost the exact same as high-end options. You can also use your high-end tile on the sides of showers for smaller square footage, and use the knock-off version on the longer sides, when applicable.
