Is the Housing Market in The Tri-Cities Crashing?

No!

Has the Housing Market in the Tri-Cities, WA decreased?

Yes; about 9% from last year. We accredit this to the government shut-down spiking fears in buyers and delaying government backed loans and programs. We don't foresee any huge market crash in the Spring, since about 40% of people nationwide own their homes outright (and many other home-owners have large amounts of equity from the covid-price-increase period of 2021-2022). 

What do you expect the housing market in the Spring of 2026 to be like?

We expect rate to continue to trend sideways and for buyers under $450k to continue to ask sellers for financial help in paying their lender fees and closing costs, as well as help in paying their buyers agents. And we expect home-buyers above $600k to have more buying power due to the built-up equity in their current homes. These buyers in the $600-800k range will be much pickier about choosing their next home (and leaving behind their 2.5% interest rate) and will be seeking updated homes in ideal neighborhoods. Expect their offers to be contingent on the sale of their current home as well.
